Be advised that on August 19, 2024, the OACIQ Discipline Committee ordered that the real estate broker licence of Ms. Ewelina Dubé (Pawlak), whose establishment is located in Westmount, be suspended from September 23 to December 21, 2024, for committing the following offences:

Count 1: As of or about September 27, 2017, in the course of the performance of a brokerage contract, failed to ensure that any prospective buyer was informed of the existence of a pre-purchase inspection report revealing adverse factors affecting the transaction that led to the cancellation of a previous promise to purchase.

Count 2: As of or about January 31, 2018, in the course of the performance of a brokerage contract, failed to ensure that any prospective buyer was informed of the existence of a pre-purchase inspection report revealing adverse factors affecting the transaction that led to the cancellation of a previous promise to purchase.

Count 3: As of or about February 24, 2018, in the course of the performance of a brokerage contract, prior to the signing of the promise to purchase by Buyers A, did not ensure that they were informed of all the facts relevant to the transaction, notably by not disclosing to them the content of the inspection report dated September 22, 2017, which revealed adverse factors and the cancellation of a previous promise to purchase following receipt of the report.
